Fast and easy way for landlords to gather information from each prospective tenant. No paper needed.
Residential Tenancy Agreement Form (PDF)
Compulsory for landlords and tenants to fill in together before the tenant moves in. It sets out the key things the landlord and tenant agree to do, property inspection and details like when rent is paid and if pets are allowed etc.

Credit check authorisation form (PDF)
This form is for landlords, their agents or representatives to complete and retain before a credit check is done.
Bond Lodgement Form (PDF)
This form is for use at the beginning of a tenancy. It records how much bond money the landlord has collected, and it is sent with the money to Tenancy Services to be held until the tenancy ends and the tenant moves out.
Smoke Alarm Contract (PDF)
A simple contract for landlords to use with the tenant to ensure the maintenance of smoke alarms throughout the term of the tenancy if not using 10 year detectors.

Notice not to continue fixed term tenancy landlord to tenant -for tenancies signed on or after 11 feb 2021(PDF)
This notice can only be used for fixed-term tenancies signed on or after 11 February 2021.
Bond Refund Form (PDF)
This form is used at the end of a tenancy, to claim the bond lodged with Tenancy Services. It must be filled in and signed by the same people who signed the original Bond lodgement form.
Bond Transfer Form (PDF)
This form is used when a tenant wants to transfer the bond they paid for one rental property to a new rental property. It must be filled in and signed by the same people who signed the original bond lodgement form.
Change of Landlord Form (PDF)
This form is to be used by the landlord when taking over a rental property where a bond has been lodged and the tenancy is going to continue.
Change of Tenant Form (PDF)
This form is used by the landlord to let Tenancy Services know that there has been a change of tenant in a rental property where a bond has been lodged.
Notice of rent increase (Word DOC)
A letter template for use by landlords when sending notice to a tenant of a rent increase. This letter meets the requirements of section 24(1) of the Residential Tenancies Act 1986.
Notice of intention not to continue a fixed-term tenancy Landlord to tenant (Word DOC)
A letter template from landlord to tenant informing them that they do not intend to continue the tenancy after the end of the fixed-term. This letter meets the requirements of section 24(1) of the Residential Tenancies Act 1986.

This form is used to find out if a potential employee has a history of ACC claims. Once completed, email to preemploymentchecks@acc.co.nz along with a valid proof of identification such as a Driver’s Licence, Passport, 18+ Card, Birth Certificate, or Statutory Declaration signed by the Police or JP.
